General Terms and Conditions (GTC) for the Rental of Holiday Apartments STAYSINSCHWYZ by Andrea – Immo Schwyz GmbH 1. Conclusion of Contract By booking a holiday apartment (in writing, by telephone, online, or via a booking platform), a binding rental agreement is concluded between Immo Schwyz GmbH / STAYSINSCHWYZ by Andrea and the guest. By making a booking, the guest accepts these Terms and Conditions. 2. Payment Terms The total rental price, including ancillary costs, is due before arrival. For direct bookings, a 30% deposit is required at the time of booking. The remaining balance must be paid no later than 14 days before arrival. For bookings made via external platforms (e.g., Airbnb, Booking.com), the respective platform’s payment terms apply. 3. Prices & Additional Costs The rental price includes the use of the apartment and its facilities, electricity, water, and heating. Final cleaning, bed linen, and visitor’s tax are listed separately and are mandatory. Additional services (e.g., baby cot, extra cleaning) can be booked separately. 4. Arrival & Departure Check-in: from 4:00 p.m. / Check-out: by 11:00 a.m. (individual arrangements possible). Late check-out may result in additional costs. 5. Cancellation / Withdrawal Cancellations must be made in writing. Up to 14 days before arrival: free cancellation. Up to 1 day before arrival: 50% of the rental price. We recommend taking out travel cancellation insurance. 6. Use of the Apartment The holiday apartment may only be occupied by the number of persons stated in the booking. Subletting or commercial use is not permitted. Smoking is not allowed in the apartment. Pets are only permitted upon prior agreement. 7. Duty of Care & Liability The guest agrees to treat the apartment with care and to report any damage immediately. The guest is fully liable for any damage caused. The lessor is not liable for the loss or damage of items brought by the guest. The lessor assumes no liability for events of force majeure (e.g., natural events, power/water/internet outages). 8. Complaints Any defects or complaints must be reported within 24 hours after check-in. Later claims cannot be considered. 9. Data Protection Guest data is collected exclusively for the purpose of processing the booking and will not be passed on to third parties, except where required for platform processing or legal obligations (e.g., visitor’s tax). 10. Jurisdiction & Applicable Law Swiss law applies. The place of jurisdiction is Schwyz, Switzerland.
